Sunken concrete slabs can be lifted by injecting an expanding, high strength polyurethane foam through a dime size hole in the surface of the slab. As the foam expands below the slab it pushes the slab back into place. Once the slab is back in place the hole is patched and regular traffic can resume in 30 minutes.
A home’s foundation can develop cracks and separations. As the soil surrounding the foundation becomes saturated with snow melt, high water tables or even seasonal rains, can push through these cracks and separations leaving the basement wet and potentially moldy. Installing rain gutters and making landscape changes is not a guaranteed fix.
The foundation of a structure is arguably its most important component. Without a stable, dry foundation, all of the other systems within the structure are exposed to damage or failure. When a building site has been determined to have unsuitable soil for construction, improvements can be made to the soil that will allow for building. One of these modifications can be to install large screw like supports called Helical Piles. Helical Piles are installed to load bearing strata which bypasses unsuitable soils.
CRAWL SPACE ENCAPSULATION
Some homes are built without basements, but rather a crawl space below the main floor. Typically a crawl space will range in height from 2’ - 4’ in height. A thick plastic membrane can be installed to encapsulate the crawl space, leaving it a dry, dust free space which can be used for clean storage space.
If a foundation is placed on unstable soil, the weight of the building can cause it to sink or settle. You may begin to see cracks in brick, stucco, or sheetrock and you may notice that windows and doors may not close as well as they once did. If settlement continues the integrity of the structure can become compromised. Foundation piers, much like piers on a bridge can be installed beneath the building’s foundation to hold it in place or even lift it back to its original elevation.
